PNK Group, a developer of modern industrial buildings, is gearing up to commence construction on an 846,260ft² facility in Colonial Heights, Virginia, US.

The project, valued at approximately $80m, is situated on an 86.6-acre site that was acquired in October 2024 in Chesterfield County. It will be versatile enough to accommodate production or distribution.

PNK Group’s new facility will be the first in Virginia to utilise the company’s proprietary construction technology. This method involves prefabricated elements, leading to faster construction compared to market averages while enhancing the reliability and quality of the construction work.

The company plans to incorporate high-precision steel structural frames produced in its Pennsylvania and Georgia plants, favouring bolted connections over standard welded ones.

Its construction methodology, which uses large-unit blocks, enables building assembly, requiring less labour and heavy machinery due to the precision of element production.

The choice of location for the facility is deliberate, with Ashton Industrial Park in Colonial Heights being part of the Greater Richmond metropolitan area. Richmond is recognised as one of the five cities in the Southeast US with the lowest vacancy rates for Class A industrial space.

The high demand for tenancy is largely due to the city’s advantageous position, connecting the US capital, Washington, D.C., with the Norfolk port, making it an attractive hub for manufacturers and logistics companies.

The region has seen significant investments from major companies. Since 2021, organisations such as Nestlé Purina, Federal Express, LEGO Manufacturing, Mondelēz International, Starplast USA, and Grenova have expanded their facilities in Richmond.
