St William, a subsidiary of UK-based homebuilder Berkeley Group, has received full planning approval for the redevelopment of Bromley-by-Bow Gasworks following the completion of a Section 106 agreement with Newham Council in England.

St William has collaborated with the council and Historic England, an executive nondepartmental public body, to redevelop the complex site, which will involve a £72m ($92.9m) investment in restoring its seven Grade II-listed gasholders.

The 23-acre brownfield site’s regeneration by Berkeley Group’s St William will introduce more than 2,150 homes, making the area accessible to the public for the first time in 150 years.

St William managing director Dean Summers said: “This is one of the most challenging brownfield sites in the country and transforming it into thousands of sustainable, well-connected homes and a publicly accessible 4.2-acre riverfront park was always going to require a unique, collaborative solution.”

“It is a testament to our brilliant partnerships with Historic England and the London Borough Newham and the invaluable input we have received from residents that we have reached this milestone and that we move one step closer to realising this site’s enormous potential.”

The project will integrate the site’s historic gasholders into its design, with 70% of the site dedicated to open space, including a 4.2-acre park by the River Lea.

Located near key transport links in West Ham and Stratford, the development is part of Berkeley’s strategy to revitalise brownfield land.

The master plan, crafted by architect companies RSHP and Gillespies, will repurpose the site’s industrial heritage to house 13 residential buildings, some framed by the original gasholders.

The parkland will feature biodiverse habitats, contributing to the area’s ecological richness.

The construction phase is expected to generate more than 2,800 jobs and create 30,000ft² of commercial space.

St William will also invest £4.4m in local skills and employment initiatives, with an additional £4.79m allocated to sustainable transport improvements.

Adjacent to the gasworks site, Berkeley Group is also developing TwelveTrees Park, which will comprise a new park, a secondary school, and an entrance to the West Ham train station.
